About Horizon Industrial Parks
Horizon Industrial Parks is one of India’s largest industrial and logistics parks developers and operators. It builds and manages facilities that help businesses store goods, manufacture products, and move inventory closer to customers.
Its portfolio includes warehouses, industrial facilities, and in city centres, with a presence across major markets such as Mumbai, Delhi NCR, Bengaluru, Chennai, Pune and Hyderabad.
Horizon is backed by Blackstone, which owns around 89% of the company. The remaining stake is held by 360 One Funds, SBI Life, Radhakishan Damani and other investors.
Financials of Horizon Industrial Parks (₹ crore)
Particulars | FY26 | FY25 | FY24 |
Revenue | 767.84 | 439.35 | 245.52 |
Profit after tax | -203.65 | -178.78 | -162.21 |
Total borrowings | 6,884.34 | 7,009.11 | 3,688.21 |
The company reported a net loss of around ₹204 crore in FY26, primarily due to high finance costs and depreciation and amortisation expenses.
Debt is another number worth watching. Horizon had borrowings of around ₹6,884 crore at the end of FY26, which also explains why debt repayment is a major objective of the IPO.

Funds raised in the IPO | Amount |
Total issue size | ₹2,600 crore |

The entire ₹2,600 crore IPO is a fresh issue. So, unlike an OFS where existing shareholders receive the proceeds, the money raised here will go to Horizon Industrial Parks.
Utilisation of proceeds

Strengths
- Market Leader: A large, strategically located network of industrial and logistics parks gives Horizon strong scale across key markets.
- Integrated Platform: Its pure-play model combines real estate, infrastructure, and services across multiple asset types.
- Last-Mile Reach: Horizon has a strong network of in-city centres, helping it serve growing last-mile delivery needs.
- Execution Expertise: Proven engineering and technical capabilities support the development of complex industrial projects.
- Strong Backing: An experienced promoter and Blackstone-backed ownership bring industry knowledge, execution expertise, and institutional support.
- Lower Leverage: As a fresh issue, the IPO can channel funds towards debt reduction, helping strengthen the balance sheet.
Risks
- Execution Risk: Projects under development may face construction or approval delays and cost overruns, affecting timelines and returns.
- High Debt: Substantial borrowings and finance costs could pressure profits and limit the company’s ability to fund new projects.
- Capital Needs: Industrial and logistics parks require significant investment. Difficulty in raising funds could slow future expansion.
- Regulatory Risk: Changes in environmental, labour, land use, or construction rules, or delays in approvals, could increase costs and affect timelines.
- Legal Exposure: Ongoing tax, land title, and other proceedings could lead to additional liabilities if resolved unfavourably.

Conclusion
Horizon is entering a growing warehousing and logistics market, with scale, a large portfolio, and Blackstone’s backing working in its favour.
But the company is still loss making and carries significant debt. While the IPO will help bring down some of that debt, the bigger question is whether revenue growth and lower finance costs can eventually lead to sustainable profits.
For investors, the key things to watch will be revenue growth, debt reduction, occupancy, customer concentration, and the path to profitability.
